Lennar is making a splash with plans to build the largest pool in the Charleston area.

The homebuilder behind Summers Corner, a master-planned community in Summerville, has introduced designs for the $30 million Club at Summers Corner.

The aquatic amenity at the corner of Clayfield Trail and Summers Drive will have 2 acres of water with four swimming areas, restaurants, water slides and an adults-only bar with TVs.

The pool is such an attraction, new homeowner Carole Morton has the rendering saved as the backdrop to her phone, reminding her daily this is where she now lives.

“I never fail to say I’m moving into this brand-new subdivision and oh my gosh, it’s got the most fantastic resort pool that they’re building,” she said.

The future club pool, coming online at the earliest next summer, has something for everybody to beat the heat, said Jason Byham, Lennar's division president

Poolgoers will enter at the main clubhouse, which offers the primary pool dubbed the Lazy Lagoon and the largest restaurant, The Oyster Bar.

To the right, the adults-only Tiki Hut area has a walk-up bar with light snacks and two televisions.

Another food option, The Palms, dots the way to the waterslides at Firefly Falls that feed into their own pool. For families with little ones, Minnow’s Cove offers a secondary kids area with shallow water,mini-slides, waterfalls and splash pads.

Beachside Bay rounds out the pool amenity with a more relaxing vibe, zero entry (gradual slope) and possibly even some sand.

Byham said he and his internal team worked with a number of consultants to design the pool to be as inclusive as possible for all residents.

Legal battle over future of SC's rivers heats up as state pushes through drought

“We pulled our staff in and made sure that we had a really diverse group of people look at it, be it people with little kids, people with older kids, people with no kids,” he said.

The land has already been cleared and cut, the pools dug and infrastructure placed in the ground, Byham noted.

Upon opening, the amenity will be residents-only, but Byham noted there's potential to let nonresidents in for a fee down the line.

The sizeable pool is needed for the Summers Corner community, which Lennar has been developing since 2018. Plans call for upward of 7,000 homes. To date, about 1,500 have been built, with more than 50 selling each month, Byham said.

“It’s going to feel like a small town. There’ll be services, commercial, everything,” he said. “It’s going to be basically another Daniel Island on the west side of Summerville.”

As more people move to the area, retailers are filling out the community. Publix tentatively is expected to open a Summers Corner location in 2025.

“We’re talking to a lot of different commercial groups and I think it’s just a matter of time here before we start having some pretty cool announcements,” Byham said.

Morton, who will split her time between West Virginia and Summerville, said even a banking agent she spoke to out in California has heard about Summers Corner.

“When deciding where to move, we wanted to find a home where it’ll grow in equity as an investment,” Morton said. “The pool, the amenities, the lake. I think in 10 years I’m going to have a pretty ritzy home.”
